The Problem: Low-Sloped Metal Roofs

Commercial low-slope metal roofs often leak in the winter, damaging the roof system and building components and frequently damaging or destroying the building continents. Water infiltration can also cause safety hazards, such as slip-falls and electrocution if it encounters electrical equipment. A low-sloped metal roof relies on overlaps of the seams flashing and end panels. These roofs were designed to shed water and don’t consider the effects of snow and ice in their design. Often, metal roofs are attached to your structure with exposed fasteners. The fasteners rely on a gasket to remain watertight. The gaskets can’t be over- or under-driven. Even if the fasteners are installed correctly, they dry out and crack over time. Further complicating things, these fasteners do not allow the metal to expand or contract. This means the expansion and contraction of the metal roof put pressure on the fasteners, elongating the holes around the fasteners and loosening them. It also puts pressure on seam overlaps, allowing water to infiltrate your building. Snow melting (due to the outside temperature or heat loss) causes water to back up and infiltrate through the seams, penetration, and fasteners, destroying the insulation and other interior building finishes. Wet insulation causes additional heat loss and has the potential to grow mold.
